MOUNTAIN VIEW RANCH
Mountain View Ranch is located in Terrell County,
south and west of Dryden, Texas about half way between Del Rio and Big
Bend National Park. There is a Post Office and one operating store in
Dryden, 19 miles west of Dryden is the county seat of Sanderson which
has numerous motels and restaurants.
Mountain View ranch is an affordable ranch for those looking to
purchase land for hunting, recreation and other outdoor activities.
The terrain of the ranch is very gently rolling with access to all
tracts from a caliche/gravel road. There are sixty foot easements
along all the access roads, these easements as well as the surveyed
plat of the ranch are recorded in the Plat Records of Terrell County.
Vegetation on the ranch includes mesquite, desert willow, sage
brush, creosote brush, native grasses and many species of cacti.
Whitetail deer are the main game species of the area, there are also
javelina, blue quail, dove and numerous varmints and an occasional mountain lion.
Although this is primarily whitetail country, some
mule deer are found on Mountain View Ranch as well as cross bred mule
and whitetail deer.
All tracts in Mountain View Ranch will be offered
with owner financing as shown on the table below:
There is no prepayment penalty on any of these loans.
The State of Texas also offers financing to qualified veterans.
Veterans who joined the service in Texas or veterans who have been a
resident of Texas for the past two years, served at least 90
consecutive days active duty and have an honorable discharge qualify
for this program. The loan amount is up to $40,000.00, down payment
is 5%, interest rate is currently 7.5% and the term of the note is
30 years. On a $40,000.00 package the down payment is $2,000.00 and
monthly payments are around $268.00 with no prepayment penalty.
